BIM means Building Information Modeling or Building Information Management. 

What is BIM technology design?

BIM design is digital design of a 3D object which includes information that are processed at later stages of the investment process. Our team transforms the existing 2D projects or recently created architectural and construction concepts into BIM projects that can be managed at the construction stage and/or operation of the facility. 

BIM projects can be implemented by various software available on the market. Our company has chosen Revit software for the realisation of BIM projects. We prepare templates that are tailored for each project. A well-prepared template with a family library and appropriate parameters are the basis for further implementation of the BIM project. 

We pay a lot of attention to task planning. A common mistake in the beginning of a project is the lack of proper layout and focus on modeling from the first hours of work. This leads to errors and repetitive work that can be avoided. Our team starts each project with a deep project analysis and careful task planning. 

We use one of agile management methods, the Scrum method. Daily brainstorming and sprint planning drive us to constantly improve and automate our work, which results in faster project realisations and creation of new ideas.

What are the main advantages of designing in BIM?

Primarily, saving time and money. To understand this one should first realize that in order to have a profit an investment is necessary at first. We will not observe time and money savings in the first days of the investment realisation. We will notice the return on investment after the construction and during the operation of the facility.

One of the advantages of designing in BIM is:

  • The minimization of design errors and changes 
  • As well as rapid detection of collisions (thus it is associated with saving time or money). 
  • Additionally, BIM allows continuous inter-branch coordination and constant monitoring of changes introduced by other project participants. This is another example of why it is worth implementing projects in BIM. Thanks to this, all participants of the investment process speak the same language. 
  • Everyone has an up-to-date BIM model.

3D model, what’s next?

The 3D project with information is the beginning of the adventure with BIM. To have full use we can go through subsequent dimensions. From 3D to 7D.

  • 3D – MODELING – Design, modeling, point cloud, scanning, animations, visualizations.
  • 4D – TIME – Work schedule, works division, multi-branch coordination, construction.
  • 5D – COST – Cost estimation, bill of quantities.
  • 6D – SUSTAINABLE CONSTRUCTION – Simulations, energy analysis.
  • 7D – FACILITY MANAGEMENT – Instruction manuals, technical reviews, maintenances, data sheets, warranty cards.

Each investment should be approached in a conscious way. We should analyse by using the 5W methodology why we want BIM, what problems we are dealing with and which BIM dimension we want to achieve. 

The 5W method (5 why) consists in asking “why?” in order to find the cause of the problem. By asking the question “why” several times, we will identify the source of the problem and quickly find the right tool to solve it. Therefore, at the beginning of BIM implementation, we have to optimally approach our needs.
